Private First Mortgage Loans Australia
Property-backed private lending with access to our own funding for eligible business and commercial requirements.
Brampton Finance is a private lender providing first mortgage finance across Australia. With access to our own funding, we can assess eligible transactions for direct lending secured by a first-ranking mortgage over acceptable property.
We also operate as a finance broker. Where another structure or funding source is appropriate, we can arrange finance through specialist lending partners.

Whether you own an unencumbered property, need to refinance an existing mortgage or are working towards an eligible commercial settlement, we assess the proposed facility around your security, funding requirements and repayment strategy.

A Private First Mortgage Lender With Additional Funding Options
Brampton Finance’s service includes lending through our own funding access and arranging facilities through other lenders where appropriate.

For a suitable transaction, we can consider providing a private first mortgage directly. If a partner facility better fits the requirement, we can also assess that pathway.

Before proceeding, the proposal and documentation identify:
-
The entity providing the credit.
-
Whether Brampton is acting as lender, broker or in another disclosed capacity.
-
The facility amount and term.
-
Interest, fees and any relevant brokerage.
-
Required security and guarantees.
-
Conditions for approval and settlement.
-
Repayment obligations and default provisions.

Access to funding does not mean automatic approval. Every facility remains subject to assessment, acceptable security, documentation and applicable lending criteria.

What Is a Private First Mortgage Loan?
A private first mortgage is a property-secured loan funded through a private lender or private capital source, with the lender holding a first-ranking mortgage over the property.
“First mortgage” describes the security position. It does not mean a first home buyer loan.
A first-ranking mortgage generally gives the lender priority over subsequent mortgage holders in recovering secured debt from the property, subject to applicable law and other priority claims.
The property must be capable of providing the required security position. If another lender already holds a first mortgage, that facility will ordinarily need to be repaid and discharged as part of the new transaction.

When Could a Private First Mortgage Be Considered?

Releasing Equity From an Unencumbered Property
An unencumbered property has no existing mortgage over it.
Subject to assessment, an owner may be able to use that property as security for eligible business funding, such as working capital, stock, equipment or a documented commercial transaction.
Ownership without an existing mortgage does not guarantee eligibility. The property, requested amount, purpose and repayment arrangements still need assessment.

Refinancing an Existing Mortgage
A private first mortgage may replace an existing bank, non-bank or private facility where the proposed loan meets the transaction’s requirements.
This can be relevant when a loan is approaching maturity or the borrower needs a different structure.
Account for the current payout, discharge costs, accrued interest and full cost of the replacement facility.

Explore private loan refinancing.

Funding an Eligible Commercial Property Purchase
A private first mortgage may be considered for an eligible business or commercial acquisition.
The application needs to account for the purchase price, deposit already paid, acquisition expenses, accepted valuation and required settlement date.

The borrower may need to contribute additional funds. The amount available is not necessarily based on the purchase price alone.

Bridging a Temporary Funding Gap
A first mortgage can form part of a bridging structure where the borrower has a defined temporary requirement and an identifiable repayment source.
For example, an eligible commercial transaction may need to settle before another asset sale completes.
The term should allow realistic time for repayment, including outstanding conditions and potential delays.

Releasing Additional Business Funds During a Refinance
A refinance may combine repayment of an existing mortgage with an additional advance for an eligible business purpose.
The existing payout, fees and interest arrangements affect how much remains available.
Ask for a clear settlement breakdown rather than relying on the gross facility amount.

First Mortgage or Second Mortgage?
The starting question is whether the existing first mortgage needs to remain in place.

A New First Mortgage
A first mortgage may be considered where the property is unencumbered or the existing mortgage will be refinanced.
The new facility may need to cover both the outgoing payout and additional funding. Its interest and fees therefore apply to a potentially larger debt.

A Second Mortgage
A second mortgage may allow the existing first mortgage to remain while additional funds are borrowed against the property.
Assessment includes the combined debt, existing loan terms and any required consents or priority arrangements.

Compare the Complete Cost
First-ranking security can influence pricing, but refinancing the entire debt is not automatically the least expensive choice.

Compare:
-
Total borrowing under each structure.
-
Interest over the expected borrowing period.
-
Existing discharge or break costs.
-
New establishment, valuation and legal expenses.
-
Minimum interest requirements.
-
Payment obligations and repayment flexibility.

The appropriate structure depends on the complete transaction.

What Property Can Secure a Private First Mortgage?
Depending on the facility and lending criteria, potential security may include:
-
Residential houses and apartments.
-
Commercial offices and retail premises.
-
Industrial buildings and warehouses.
-
Mixed-use properties.
-
Development sites.
-
Vacant land, where acceptable.

The property’s location, ownership, title, condition, marketability and accepted value affect assessment.
Specialised properties, leasehold interests and properties with a limited resale market may require additional review.
A residential property may support eligible business borrowing. However, the security type and actual use of funds are separate assessment questions.

Property provided as security may be at risk if repayment obligations are not met.

How Much Could You Borrow?
Available funding depends on the accepted property value, applicable loan-to-value ratio, requested facility and other lending requirements.
For a refinance, the outgoing mortgage payout must also be accounted for when calculating additional funds.

Understanding Loan-to-Value Ratio
Loan-to-value ratio, or LVR, expresses the relevant debt as a percentage of the accepted property value.
For illustration:
$780,000 loan ÷ $1,200,000 accepted value × 100 = 65% LVR.
Confirm which debt amounts are included and how fees or capitalised interest affect the calculation.

Illustrative First Mortgage Refinance
Assume:
-
Accepted property value: $1,200,000.
-
Gross first mortgage facility: $780,000.
-
Existing mortgage payout: $500,000.
-
Assumed fees and retained interest deducted: $40,000.
The remaining cash would be:
$780,000 − $500,000 − $40,000 = $240,000.

This is a hypothetical illustration, not a Brampton Finance transaction, lending limit, approval or quote.
Tell us the usable amount you need after costs. A facility’s gross amount can differ substantially from its net proceeds.

Private First Mortgage Rates and Fees
Pricing depends on the security, loan amount, term, purpose, borrower circumstances and repayment risk.
Access to our own funding does not remove the need to assess the transaction and establish appropriate terms.

Request written details of:
-
Interest and its calculation method.
-
Establishment or application fees.
-
Valuation expenses.
-
Legal and documentation costs.
-
Any brokerage charges where applicable.
-
Minimum interest requirements.
-
Early repayment and discharge costs.
-
Extension and default provisions.

Compare the full cost over your expected borrowing period.

Interest Arrangements
Regular interest payments require sufficient cash flow during the term.
Retained interest can reduce the amount available at settlement.
Capitalised interest increases the repayment balance and may itself attract interest, depending on the agreement.
Confirm the interim obligations and expected payout at your intended repayment date.

How We Assess a First Mortgage Enquiry

First-Ranking Security
The required security position must be established.
This may involve reviewing the title, coordinating an existing mortgage discharge and addressing other interests affecting the property.

Accepted Property Value
A valuation or another acceptable assessment may be required.
An owner’s estimate, agent appraisal, purchase price and accepted security value can differ.

Defined Funding Purpose
Explain exactly what the funds will pay for.
Relevant contracts, expenditure budgets or existing loan payouts can help establish the requirement.

Borrower and Entity Information
Identification, company or trust documents, ownership details, financial information and guarantees may be required.
An asset-focused enquiry does not mean the borrower or repayment obligations are ignored.

Supported Repayment
The exit may involve a sale, achievable refinance, business receipts or another identifiable source.
The amount and timing need to support the debt after relevant expenses and obligations.

What Documents Should You Prepare?
A useful starting pack includes:
-
Identification for relevant borrowers and guarantors.
-
Company or trust details, where applicable.
-
Property address and ownership information.
-
Current mortgage statements and payout details.
-
The purchase contract, if financing an acquisition.
-
A breakdown of the funding requirement.
-
Relevant financial or business information.
-
Evidence supporting the repayment plan.

For a refinance, request a payout that accounts for the expected settlement date. A statement balance may not include all interest, fees and discharge expenses.

How the Application Process Works

1. Submit Your Scenario
Tell us the amount required, purpose, property security, existing debt and deadline.

2. Funding and Structure Assessment
We assess the enquiry against potential direct lending options and consider specialist partner facilities where appropriate.

3. Review Proposed Terms
Where a potential facility is identified, review its amount, term, costs, security, repayment arrangements and conditions.

Indicative terms are not unconditional approval.
4. Complete Assessment and Legal Requirements
Valuation, credit assessment, supporting information and security documentation must satisfy the applicable requirements.

5. Settlement
For a refinance, the existing payout and mortgage discharge are coordinated as part of settlement. The incoming lender establishes its required security, and proceeds are applied according to the agreed arrangements.

Submit your first mortgage enquiry.

Planning for Repayment
Before accepting a facility, consider:
-
Could the proposed sale take longer?
-
Would lower sale proceeds still cover the debt and costs?
-
What if the expected refinance is declined or reduced?
-
Can required payments be maintained?
-
What costs apply if an extension is requested?
-
What happens if an extension is unavailable?

A short-term loan should have a realistic purpose and repayment plan. Further borrowing should not be assumed to be available.

Private First Mortgage FAQs

Is Brampton Finance a first mortgage lender?
Yes. Brampton Finance is a private lender with access to its own funding. We also operate as a finance broker and can arrange specialist partner facilities where appropriate.

Will my loan be funded directly by Brampton?
That depends on the application and proposed structure. The facility documents identify the entity providing the credit and Brampton’s role before you proceed.

Does “first mortgage” mean a first home buyer loan?
No. It describes security priority. This page focuses on first-ranking private mortgages for eligible business and commercial funding.

Can I borrow against a property I own outright?
An enquiry may be considered. We still assess the property, purpose, requested amount, borrower circumstances and repayment plan.

Can a private first mortgage replace a bank loan?
Potentially, subject to assessment. Compare the outgoing payout, discharge expenses and replacement facility’s costs and obligations. The new loan must fit the actual borrowing purpose.

Can I retain my existing first mortgage?
Ordinarily, a new lender requiring first-ranking security will need the existing first mortgage discharged. If retaining it is important, a second mortgage may be worth exploring.

Can self-employed borrowers apply?
Yes. Provide the funding purpose, business circumstances, current obligations and repayment evidence. Documentation requirements depend on the proposed facility.

Can borrowers with adverse credit apply?
An enquiry may be considered, but the nature of the issue, existing obligations, security and repayment plan remain relevant. Approval is not guaranteed.

How quickly can a first mortgage settle?
Timing depends on assessment, valuation, existing lender discharge, legal documentation and approval conditions. Provide the actual deadline at the outset.

Can I repay early?
The agreement determines early repayment obligations. Minimum interest, discharge costs or notice requirements may apply. Request a payout illustration using your intended repayment date.

Are first mortgage loans available Australia-wide?
Brampton accepts enquiries across Australia. Availability depends on the exact location, property, borrower and transaction.

Are all private first mortgages business loans?
No. “First mortgage” describes security ranking, not purpose or regulatory treatment. Clearly disclose the actual use of funds so the appropriate requirements can be assessed.
