Private Loan Refinance Australia
Refinance an existing private mortgage with a private lender that has access to its own funding.
Brampton Finance is a private lender providing property-backed finance for eligible business and commercial requirements across Australia. With access to our own funding, we assess suitable transactions to refinance existing private loans.
We also operate as a finance broker. Where another funding source or structure is appropriate, we can arrange facilities through specialist private lenders, banks and non-bank lenders.

Whether your private mortgage is approaching maturity, a bridging loan needs review or the original repayment strategy has changed, we consider the current payout, property security, borrowing costs and proposed exit together.
A replacement facility needs to cover the transaction and have a credible repayment plan of its own.

If a deadline is approaching, provide the actual date, current payout and any notices at the start. A refinance enquiry does not extend your existing loan or pause enforcement rights.

A Private Refinance Lender With Access to Our Own Funding
Brampton Finance provides a direct lending pathway for eligible private loan refinancing.
Your enquiry can be assessed against our own funding access. Our broking capability provides additional pathways where a partner facility or a different lending structure is appropriate.

Before proceeding, the proposal and documentation identify:
-
The legal entity providing the new credit.
-
Brampton’s role as lender or broker.
-
The gross facility amount.
-
The outgoing debt and transaction costs being funded.
-
Any borrower contribution required.
-
Interest, fees and applicable brokerage.
-
Security, guarantees and settlement conditions.
-
Payments during the term and the final repayment.

Access to funding does not establish approval. The replacement facility remains subject to assessment, acceptable security, documentation and applicable lending criteria.

What Is Private Loan Refinancing?
Private loan refinancing means replacing an existing private loan with a new approved facility.
At settlement, incoming funds repay the outgoing lender according to the settlement arrangements. Existing security is discharged or otherwise addressed, and the incoming credit provider establishes its required security.

A refinance may involve:
-
Replacing a private first mortgage.
-
Refinancing a second mortgage while retaining the first.
-
Paying out an eligible loan associated with a caveat.
-
Replacing a bridging facility.
-
Refinancing eligible property-backed business debt.
-
Moving from private lending into a bank or non-bank facility.

The appropriate pathway depends on the current transaction. Approval of the original loan does not guarantee that replacement funding will be available.

When Should You Review a Maturing Private Loan?
Begin reviewing the position as soon as you know the intended repayment may not occur before maturity.
The work required can include valuation, assessment, obtaining payouts, preparing legal documents and coordinating security arrangements.
Start with five questions:
-
What is the contractual repayment date?
-
What is the complete payout at the expected settlement date?
-
Why has the original repayment plan changed?
-
What supports repayment of a replacement loan?
-
What happens if the revised exit is delayed?

An early enquiry creates more time to investigate. It does not guarantee approval, an extension or a particular settlement date.

Private Mortgage Refinance Options

Refinance a Private First Mortgage
A private first mortgage may need replacement when its term is ending and the original sale, refinance or other repayment event has not completed.

The proposed transaction must account for the outgoing payout and establish the incoming lender’s required security position.
Assessment includes the current property value, total proposed debt, existing loan conduct and evidence supporting the replacement loan’s exit.

Explore private first mortgage loans.

Refinance a Private Second Mortgage
A second mortgage refinance may replace the existing second-ranking facility while leaving the first mortgage in place.
Assessment includes:
-
The first mortgage balance and relevant facility limits.
-
Conditions under the existing first loan.
-
The second mortgage payout.
-
Combined secured debt.
-
The accepted property value.
-
Required consents or priority arrangements.
-
Repayment of the replacement facility.

Another option may be refinancing both loans into a new first mortgage. Compare the total cost and obligations of both structures.
Explore private second mortgage loans.

Refinance a Loan Associated With a Caveat
An eligible business loan associated with a caveat may be considered for refinancing.
A caveat and a registered mortgage are different legal instruments. The existing loan agreement, underlying claimed interest and title position require review.

The transaction must establish how the outgoing debt and claimed interest will be addressed and what security the incoming lender requires.

Provide the current title information, loan documents and payout. Obtain appropriate legal advice where a claim or security position is disputed.

Refinance a Bridging Loan
A bridging facility may need review where a sale has been delayed or an expected longer-term refinance has not completed.
Explain the cause of the delay and provide updated evidence of the proposed repayment event.
A replacement loan should allow for realistic timing and costs. Borrowing again without addressing the original delay can increase debt while leaving the repayment problem unresolved.

Refinance Property-Backed Business Debt
An eligible business refinance may replace an existing secured facility or consolidate selected business obligations where appropriate.
The assessment considers the full payout, proposed additional debt, business circumstances and repayment source.
If extra working capital is also requested, explain that requirement separately from the amount needed to repay existing lenders.

Explore private business loans.

Move From Private Lending to Bank or Non-Bank Finance
Where eligibility permits, a bank or non-bank facility may provide a longer-term exit from private finance.
Relevant requirements may include income evidence, serviceability, credit history, property security and borrowing purpose.
Brampton can assess this pathway through our broking service alongside potential private funding options.
A future bank refinance needs supporting assessment. It should not be assumed to be available because a private lender has approved the current facility.

Can You Refinance a Private Loan After Maturity?
An enquiry may still be considered, but the assessment needs an accurate picture of the expired facility.

Provide:
-
The maturity date.
-
The amount outstanding.
-
Unpaid interest and arrears.
-
Default notices or demands.
-
Any enforcement action already commenced.
-
Relevant response or settlement deadlines.
-
Property and security details.
-
The proposed repayment strategy.

Submitting an application does not change the existing agreement.

If notices or enforcement documents have been issued, obtain prompt legal advice about their meaning and applicable timeframes while funding is assessed.

Do not rely on an indicative proposal as confirmation that enforcement will stop or settlement will occur.

How Much Funding Is Needed to Refinance?
The principal balance on a statement may differ from the amount required to complete a refinance.
The transaction may need to account for:
-
Outstanding principal.
-
Accrued interest to settlement.
-
Contractual minimum interest, where applicable.
-
Default interest or other charges claimed.
-
Outgoing discharge and legal costs.
-
Incoming establishment, valuation and legal expenses.
-
Any applicable brokerage.
-
Retained interest under the replacement facility.
-
Approved additional funding.

Request an itemised payout for the expected settlement date. Check whether the payout has an expiry date and how further interest is calculated.

If a charge is disputed, obtain appropriate advice. A claimed charge should not be assumed to disappear during refinancing.

Illustrative Private Mortgage Refinance
Assume the transaction requires:
-
Outgoing loan payout: $620,000.
-
Separate outgoing discharge and legal expenses: $5,000.
-
Incoming facility costs: $15,000.
-
Retained interest under the new facility: $30,000.

If all these amounts are funded by the replacement loan, the gross facility required would be:
$620,000 + $5,000 + $15,000 + $30,000 = $670,000.
At an accepted property value of $1,000,000, this represents 67% LVR, assuming no other relevant secured debt.
This example is hypothetical. It is not a Brampton Finance quote, lending limit, approval or completed transaction.
Check that costs are not counted twice where the outgoing payout already includes them.

What If There Is a Funding Shortfall?
If the approved advance does not cover the complete transaction, settlement may require a borrower contribution or another acceptable structure.
Potential additional security or changes to the proposed facility require assessment. Do not assume the shortfall can be added to the loan.

What Do We Assess When Refinancing a Private Mortgage?

Current Property Value and Security
Assessment considers the property’s location, ownership, title, condition, marketability and accepted value.
An earlier valuation may no longer be sufficient. Changes since the original loan can affect the available funding.

Updated Debt and LVR
Accrued or capitalised interest, additional borrowing and refinance costs can increase the debt above the original advance.
For second mortgages, assessment includes the first mortgage and other relevant secured obligations.

Property equity is different from the amount available to borrow.

Existing Loan Conduct
Provide payment history, statements, variations, extension agreements and material communications from the outgoing lender.
Disclose arrears, defaults and enforcement action early so the proposed transaction reflects the actual position.

The Reason for Refinancing
Explain why the original exit has changed and what is different now.
A sale supported by an executed contract presents a different position from a property that has not yet been listed.
Similarly, a supported refinance pathway differs from an intention to approach a bank later.

Repayment of the Replacement Loan
The new loan needs its own credible exit.
Supporting information may include sale documents, refinance assessment, business cash flow evidence or another identifiable funding source.
The amount remaining after relevant costs and other obligations must support repayment.

A Delayed-Exit Scenario
Consider the consequences of a slower sale, lower proceeds, delayed business receipts or a reduced refinance offer.
Further extensions or replacement facilities should not be assumed to be available.

Refinance, Extend or Repay: What Should You Compare?

Extend the Existing Private Loan
An agreed extension may avoid some costs of changing lenders.
Review the proposed period, interest, fees, conditions and revised repayment obligations. An extension depends on the existing lender’s agreement.

Refinance With a New Facility
A replacement loan may offer a different term, security structure or repayment arrangement, subject to approval.
Account for both outgoing and incoming costs. A lower headline rate may not offset switching expenses over a short borrowing period.

Repay Through a Sale or Other Available Funds
Where funds are available, compare repayment with the cost of retaining or replacing the debt.
A property sale has its own timing, costs and commercial consequences.
The appropriate decision depends on the actual alternatives and repayment prospects.

Private Loan Refinance Rates and Fees
Pricing depends on the updated transaction, including property security, mortgage priority, debt level, loan conduct, requested term and repayment risk.

Compare proposals using the same expected repayment date and review:
-
Interest over the anticipated borrowing period.
-
Minimum interest requirements.
-
Outgoing payout and discharge expenses.
-
New establishment or application costs.
-
Valuation and legal expenses.
-
Applicable brokerage.
-
Early repayment charges.
-
Extension and default provisions.
-
The expected final payout.

A lower payment or longer term does not automatically mean a lower total cost.

Interest During the Replacement Loan
Confirm whether interest is paid regularly, retained from the advance or capitalised.
Retained interest can reduce the advance available to complete the refinance.
Capitalised interest increases the balance and may itself attract interest, depending on the agreement.
A facility with limited interim payments may still have a substantial amount due at maturity.

Documents to Prepare for a Private Loan Refinance
A useful starting pack includes:
-
The existing loan agreement and variations.
-
A current statement and itemised payout.
-
The maturity date and discharge requirements.
-
Details of all mortgages and relevant security.
-
Property address and ownership information.
-
Identification and borrowing entity documents.
-
Arrears information and any notices received.
-
Relevant financial or business records.
-
Evidence supporting the replacement loan’s exit.
-
Details of any additional funding requested.

For a second mortgage refinance, include the first mortgage statement and relevant facility limits.
Provide documents through the method agreed with Brampton. Further information may be requested following the initial review.

How the Private Refinance Process Works

1. Review the Existing Loan and Deadline
We review the maturity date, payout, property security and reason for refinancing.

2. Assess the Funding Pathway
Eligible enquiries can be assessed against our own funding access.
Where appropriate, our broking service can also consider specialist partner, bank or non-bank facilities.

3. Review the Proposed Facility
Consider the credit provider, Brampton’s role, gross advance, transaction costs, borrower contribution, term and repayment obligations.
Indicative terms are not unconditional approval.

4. Complete Assessment and Documentation
Required valuation, assessment, legal documentation and consents must be completed.

5. Coordinate Settlement
The outgoing lender is paid according to the settlement arrangements, existing security is addressed and the incoming lender establishes its required position.

Private Loan Refinance FAQs

Is Brampton Finance a private refinance lender or broker?
Brampton Finance is a private lender with access to its own funding. We also operate as a finance broker, arranging other appropriate facilities. The documents identify the legal credit provider and our role.

Can Brampton use its funding to refinance another private lender?
Eligible transactions can be assessed against our funding access. Availability depends on the property, full payout, existing obligations, requested term and repayment strategy.

Can I refinance a second mortgage without replacing the first?
Potentially, where the incoming facility accepts the second-ranking position and required arrangements can be completed. Compare this with refinancing the combined debt into a new first mortgage.

Can I refinance with bad credit or arrears?
An enquiry may be considered, but credit history, current obligations, existing loan conduct and repayment evidence remain relevant. Approval is not guaranteed.

Can I refinance after the loan has expired?
An enquiry may still be assessed. Provide the maturity date, payout, arrears details and any notices. A refinance application does not pause contractual deadlines or enforcement rights.

Can I obtain extra business funds during refinancing?
Potentially, where the additional amount has a disclosed eligible purpose and meets applicable criteria. Additional borrowing increases debt and may affect the available options.

Will an application stop default interest?
No. Submitting an application does not amend the existing agreement. Interest and charges may continue until settlement or another arrangement is agreed.

Can I refinance while the property is for sale?
Potentially. Assessment may consider the listing, sale progress, contract status, expected net proceeds and time needed to complete. A listing alone does not establish approval or repayment certainty.

Can I move from a private mortgage to a bank?
Possibly, if the borrower, property, purpose and financial position meet the bank’s criteria. Brampton can assess this pathway through its broking service.

How long does private loan refinancing take?
There is no universal timeframe. Timing depends on assessment, valuation, outgoing lender requirements, security arrangements and legal documentation. Provide the actual deadline at the start.

What if the valuation is lower than expected?
Available funding may be reduced, leaving a shortfall. A borrower contribution, acceptable additional security or another structure may be required, subject to assessment.

Is refinancing cheaper than extending?
Not necessarily. Compare the complete cost over the same period, including outgoing expenses, new fees and interest. Availability and repayment obligations also matter.

What if the replacement loan’s exit is delayed?
An extension or further refinance may require reassessment, involve additional costs or be unavailable. Consider the consequences before proceeding.
