A Second Mortgage Lender With Access to Our Own Funding
Direct private lending forms part of Brampton Finance’s service.
With access to our own funding, we can assess suitable enquiries for a second mortgage facility. We can also consider specialist partner funding where it provides another potential pathway.

Before proceeding, the proposal and documentation identify:
-
The entity providing the credit.
-
Brampton’s role as lender or broker.
-
The facility amount and term.
-
Interest, fees and any relevant brokerage.
-
Required security and guarantees.
-
Existing lender requirements and conditions.
-
Repayment obligations and default provisions.

Access to funding does not mean automatic approval. Every facility remains subject to assessment, acceptable security, documentation and applicable lending criteria.

What Is a Private Second Mortgage?
A private second mortgage is a loan secured by a mortgage that ranks behind an existing first mortgage over the same property.
The first mortgage generally remains in place. The second mortgage provides additional funding under a separate facility, subject to acceptable security and the relevant loan arrangements.

“Second mortgage” describes security priority. It does not mean a loan to buy a second property.
If enforcement occurs, the first mortgage holder generally has priority over the second mortgage holder in recovering secured debt from the property, subject to applicable law and other priority claims.

That lower-ranking position affects the assessment, security arrangements and pricing of a second mortgage.

Can You Access Equity Without Refinancing Your First Mortgage?
Potentially. A suitable second mortgage may provide additional funds while the existing first mortgage remains in place.

This may be worth exploring where:
-
Your current first mortgage continues to meet your needs.
-
Replacing the entire facility would involve substantial costs.
-
You need a smaller additional loan for a defined business purpose.
-
The funding requirement is temporary.
-
Acceptable equity and a credible repayment source support the proposal.

Retaining the first mortgage does not automatically make a second mortgage cheaper or suitable.
You need to consider both loans, their combined obligations and the full cost of entering and repaying the additional facility.

What Can a Second Mortgage Business Loan Fund?

Working Capital and Business Expenditure
A second mortgage may provide property-backed funding for eligible stock purchases, supplier payments, equipment expenditure or other business requirements.

Explain the reason for borrowing, how the funds will be used and what will generate repayment.
A temporary cash flow gap differs from a recurring operating loss. Additional borrowing should be assessed against the underlying business position.

Explore private business loans.

A Defined Business Opportunity
A borrower may need additional capital for a documented acquisition, expansion or another eligible commercial transaction.
The expected benefit should be assessed against the full financing cost.
Provide relevant contracts, budgets and repayment evidence rather than relying solely on the anticipated value of the opportunity.

Short-Term Bridging Requirements
A second mortgage can form part of a bridging structure while the first mortgage remains in place.
For example, an eligible business borrower may need temporary funds before a supported property sale or refinance completes.
The proposed term should allow realistic time for repayment, including potential delays.

Explore private bridging finance.

Refinancing an Existing Second Mortgage
A replacement second mortgage may be considered where an existing facility is approaching maturity.
Assessment includes the current payout, first mortgage position, updated property value, repayment history and proposed exit.
Begin reviewing the position before the current loan expires where possible. A replacement facility should not be assumed to be available.

Explore private loan refinancing.

How Much Equity Could You Access?
The assessment considers the property value and the complete secured debt position.
The proposed second mortgage cannot be assessed in isolation from the first mortgage and other relevant obligations.

What Is Combined LVR?
Combined loan-to-value ratio, or combined LVR, compares the relevant total secured debt with the accepted property value.
For a straightforward illustration:
Combined LVR = (first mortgage + second mortgage) ÷ accepted property value × 100.
Relevant facility limits, redraw arrangements, other secured obligations and accruing amounts may also affect the assessment.

Illustrative Second Mortgage Calculation
Assume:
-
Accepted property value: $1,500,000.
-
Existing first mortgage: $700,000.
-
Proposed gross second mortgage: $250,000.
The combined debt would be:
$700,000 + $250,000 = $950,000.
The combined LVR would be:
$950,000 ÷ $1,500,000 × 100 = 63.33%.
If an assumed $25,000 in fees and retained interest were deducted from the second mortgage advance, the usable funds would be:
$250,000 − $25,000 = $225,000.

This is a hypothetical illustration, not a Brampton Finance transaction, lending limit, approval or quote.

Equity Is Different From Borrowing Capacity
In this example, the difference between property value and the first mortgage is $800,000. That does not establish an ability to borrow an $800,000 second mortgage.

The property, combined debt, purpose, requested term and repayment risk must satisfy the applicable criteria.

Tell us the usable amount you need after costs.

Do You Need Your First Lender’s Consent?
Consent requirements depend on the existing loan documents, proposed security structure, applicable requirements and lenders involved.

Your first mortgage agreement may restrict additional borrowing or further security over the property.
The incoming lender may also require consent or an agreement addressing priority between the lenders.

Establish:
-
Whether consent is required.
-
What information must be supplied.
-
Whether a priority arrangement is needed.
-
The associated costs and timing.
-
Whether other first mortgage conditions affect the transaction.

A second mortgage should not be treated as a way to bypass existing obligations. Required arrangements must be addressed before relying on a proposed settlement.

Second Mortgage or First Mortgage Refinance?
The appropriate comparison is the full cost and obligations of each structure.

Retaining the First Mortgage
A second mortgage may avoid replacing the existing facility, but adds another loan with its own interest, fees, conditions and maturity date.
The obligations under both facilities need to be manageable.

Refinancing the Combined Debt
A new first mortgage may combine the existing payout and additional funding into one facility.
However, the new rate and fees may apply to the whole refinanced balance. Existing discharge or break costs may also be relevant.

Explore private first mortgage loans.

What Should You Compare?
Review:
-
Total debt under each option.
-
Net funds available.
-
Interest over the expected borrowing period.
-
Existing loan exit costs.
-
New establishment, valuation and legal expenses.
-
Minimum interest requirements.
-
Payment obligations during the term.
-
The intended exit and consequences of delay.

A lower rate on one loan does not necessarily produce the lowest total cost.

What Property Can Support a Second Mortgage?
Depending on the facility and applicable criteria, potential security may include:
-
Residential houses and apartments.
-
Commercial offices and retail premises.
-
Industrial buildings and warehouses.
-
Mixed-use property.
-
Development sites.
-
Vacant land, where acceptable.

Acceptance depends on the location, ownership, title, condition, marketability, existing debt and accepted value.
A residential property may support eligible business funding. The security type and actual use of funds are separate assessment questions.

Property provided as security may be at risk if repayment obligations are not met.

Private Second Mortgage Rates and Fees
Pricing reflects the transaction and the lender’s lower-ranking security position.

Relevant factors include combined LVR, property type and location, existing mortgage arrangements, requested term and repayment risk.

Request written details of:
-
Interest and its calculation method.
-
Establishment or application fees.
-
Valuation expenses.
-
Legal and security documentation costs.
-
Consent or priority-related expenses, where applicable.
-
Any brokerage charges.
-
Minimum interest requirements.
-
Early repayment and discharge costs.
-
Extension and default provisions.

Understand the Interest Structure
Some facilities require regular interest payments. Others may retain interest from the advance or add interest to the loan balance.
Retained interest can reduce usable proceeds. Capitalised interest increases the debt and may itself attract interest, depending on the agreement.

Your first mortgage obligations ordinarily continue unless separately agreed. Interest arrangements on the second mortgage do not remove payments due under the first.

How We Assess a Second Mortgage Enquiry

Existing First Mortgage
We review the relevant balance, facility limit, loan conditions, repayment conduct and any redraw or additional advance arrangements.
Disclose arrears and other material issues at the outset.

Property Value and Security
A valuation or another acceptable property assessment may be required.
An owner’s estimate, agent appraisal and accepted lending value can differ.

Combined Obligations
The proposed facility is assessed alongside existing secured debt and relevant commitments.
Other interests affecting the title or complex security arrangements may require additional review.

Genuine Funding Purpose
Explain exactly what the funds will pay for. Contracts, invoices, expenditure budgets or other evidence can support the application.

Supported Repayment
The exit may involve a sale, achievable refinance, business receipts or another identifiable source.
The expected amount and timing need to support the debt after relevant expenses and obligations.

What Documents Should You Prepare?
Provide:
-
Identification for relevant borrowers and guarantors.
-
Property address and ownership details.
-
A recent first mortgage statement.
-
The first mortgage limit and relevant loan conditions.
-
Details of other interests affecting the property.
-
Company or trust documents, where applicable.
-
A breakdown of the funding requirement.
-
Relevant business or financial information.
-
Evidence supporting repayment.

Further information may be requested following the initial review.

How the Application Process Works

1. Submit Your Scenario
Tell us the amount required, purpose, property, existing debt and deadline.

2. Funding and Structure Assessment
We assess the enquiry against potential direct lending options and consider specialist partner facilities where appropriate.

3. Review Proposed Terms
Where a potential facility is identified, review the amount, term, costs, security, conditions and repayment requirements.
Indicative terms are not unconditional approval.

4. Complete Assessment and Documentation
Valuation, credit assessment, existing lender requirements and legal documentation must satisfy the applicable conditions.

5. Settlement
The required security arrangements are completed and funds are applied according to the agreed settlement instructions.

Submit your second mortgage enquiry.

How Quickly Can a Second Mortgage Settle?
Timing depends on the transaction, property assessment, existing mortgage arrangements, required consents and documentation.
Provide the actual deadline at the beginning, including relevant contract or payment dates.
A preliminary response is different from unconditional approval and funds available for use.

Discuss a time-sensitive funding requirement.

Private Second Mortgage FAQs

Is Brampton Finance a second mortgage lender?
Yes. Brampton Finance is a private lender with access to its own funding. We also operate as a finance broker and can arrange specialist partner facilities where appropriate.

Will my second mortgage be funded directly by Brampton?
That depends on the application and proposed structure. The documentation identifies the credit provider and Brampton’s role before you proceed.

Is a second mortgage a loan to buy another property?
No. It describes additional borrowing secured behind an existing first mortgage over the same property.

Can I keep my current mortgage rate?
The first mortgage may remain under its existing arrangements, subject to its terms and agreed changes. A variable rate can still change. A second mortgage does not guarantee unchanged first mortgage pricing.

Can self-employed borrowers apply?
Yes. Provide the funding purpose, current obligations and repayment evidence. Documentation requirements depend on the borrower, transaction and facility.

Can I apply with adverse credit?
An enquiry may be considered, but the credit issue, first mortgage conduct, obligations, security and repayment plan remain relevant. Approval is not guaranteed.

Can I use my home as security for business funding?
Potentially, subject to assessment. The home may be at risk if the loan is not repaid. Disclose the actual use of funds so the appropriate requirements can be assessed.

Does a second mortgage replace my first mortgage payments?
No. The first loan ordinarily continues separately. Understand the obligations under both facilities.

Is a caveat the same as a registered second mortgage?
No. A caveat records notice of a claimed interest in land. A registered mortgage is a different security instrument. Obtain legal advice about the actual documents and rights involved.

What if my first mortgage is in arrears?
Disclose the arrears at the outset. Additional borrowing does not remove the first lender’s rights or establish that another loan is appropriate.

Can I repay early?
The agreement determines early repayment obligations. Minimum interest, notice requirements or discharge charges may apply. Ask for a payout illustration using your intended repayment date.

What happens if my exit is delayed?
An extension or refinance may require reassessment, involve additional costs or be unavailable. Consider a delayed sale, refinance or business receipt before proceeding.

Are all second mortgages outside consumer credit regulation?
No. Security ranking does not determine regulatory treatment. The borrower and actual purpose matter, and personal borrowing or certain residential investment lending can fall within consumer credit requirements.
